In a condominium (PPE), not everything is decided on your own: depending on whether areas are private or common, the rules on decisions and payment change. Here are the essentials.
Private areas: you are free
Inside your unit (non-load-bearing walls, ceilings, interior paint), you decide on and fund your own painting and decorating work, in compliance with the condominium rules.
Common areas: the assembly decides
Stairwells, halls, façades and corridors are common areas. Work on them is decided by the co-owners' assembly and funded through the renovation fund, pro rata to the shares (millièmes).
The borderline cases
- Windows and shutters: often common even when they open onto your unit
- Balconies: private use but a structure that is sometimes common
- When in doubt, the condominium rules are what count
